Joint Construction: How Are Fair Shares Calculated?

What is the share split?

In joint construction the owner brings the land and the builder pays for construction. The split defines each party's share of the finished units.

What affects it

  • Current value of the tear-down property
  • Construction cost per square meter at the agreed quality
  • Number of floors and units allowed by regulations
  • Any upfront payment by the builder

Contract essentials

Specify material quality by brand and model, put the schedule and delay penalties in writing, and secure guarantees (checks, collateral, insurance). An agreed arbitrator resolves disputes faster than court.

Before signing, get an independent engineering estimate of the property's true buildable capacity — one extra floor shifts billions in value.
