Three key concepts

Footprint is the share of land you may build on (typically 60%). Density is total allowed floor area relative to the lot. Allowed floors come from the detailed-plan zone.

Why it matters

A tear-down property's value tracks its buildable capacity. Two same-size lots in different zones can differ wildly in value.

How to check

The zoning and rules for your lot can be queried at city-services offices or through an experienced consultant. Do it before any transaction or build decision.
